What Is a DSCR Loan?

A DSCR loan is a financing option designed for eligible real estate investors. Instead of evaluating a loan primarily through a borrower's W-2 income or tax returns, lenders assess the investment property's qualifying rental income and its ability to cover the proposed debt payment.

DSCR stands for Debt Service Coverage Ratio. The ratio compares qualifying rental income to the applicable debt obligations, as defined by the lender.

DSCR financing may be useful for self-employed investors, business owners and borrowers with multiple rental properties who prefer an investment-property-focused underwriting approach.
